Tidelands (also called riparian lands) are properties that are now or were formerly flowed by the mean high tide of a natural waterbody. The State of New Jersey claims ownership of those lands up to the high‑water line and maintains maps and procedures governing tidelands claims, licenses, grants, leases, and related permissions.
